I’m a senior homeowner who applied for a straightforward mortgage with Rocket Mortgage in April 2025. I locked in a 7.25% fixed rate on April 21, submitted every required document, and provided full appraisal and zoning info for my single-family home — zoned Rural Residential, fully compliant, and assessed at nearly eight times the loan amount.
Everything was in place.
Then, as interest rates began to rise, Rocket Mortgage stalled. Communication slowed. And on June 12, they suddenly informed me that my home was classified as an “Unacceptable Property Type.” No explanation. No supporting documents. No recourse.
Let me be clear: Rural Residential is a standard zoning designation across New York State. My home is not a farm, not commercial, not mixed-use. Their excuse made no sense — and they refused to explain.
What’s more likely?
That they deliberately delayed the process to let my rate lock expire — and reprice the loan at a higher rate for greater profit. That’s rate manipulation. And when it’s done to someone in their 70s, it starts to feel like age-based discrimination.
I’ve filed complaints with the Consumer Financial Protection Bureau and the New York Department of Financial Services.
This wasn’t just incompetence — it was calculated. Rocket Mortgage wasted my time, damaged my trust, and tried to profit off my age and vulnerability.
